Trehan IRIS Commits Rs 1,300 Crore to Omara as Wellness Real Estate Becomes the World’s Fastest-Growing Luxury Segment

The 5.08-acre, 320-residence development in Sector 80, Gurugram, enters a category growing at 23.6 per cent a year globally, in a market where Gurugram has just overtaken MMR in high-value luxury sales

Delhi NCR, July 30, 2026: Trehan IRIS has committed an estimated project cost of approximately Rs 1,300 crore to Omara, its flagship residential development in Sector 80, Gurugram, as disclosed in the project’s RERA registration. The capital is being deployed into a category that is currently the fastest-growing segment of the global wellness economy and that has, until now, had limited representation in India.

Global wellness real estate has grown from $151 billion in 2017 to nearly $900 billion in 2025, an average of 23.6 per cent a year since 2019 and roughly double the growth rate of the next fastest wellness sector, according to the Global Wellness Institute. It is forecast to cross $1 trillion in 2027 and reach $1.8 trillion by 2030. Worldwide, spending on wellness now amounts to close to 60 per cent of all health and medical expenditure combined. In India, the health and wellness market is valued at more than $155 billion.

The commitment is being made into what has become India’s strongest luxury housing market. Delhi-NCR is now the country’s largest luxury home market by transaction value, and Gurugram recorded sales of properties priced above Rs 10 crore worth approximately Rs 24,120 crore in 2025, overtaking the Mumbai Metropolitan Region’s Rs 21,902 crore for the first time, according to data from Sotheby’s International Realty and CRE Matrix. Gurugram accounted for more than 73 per cent of total residential launches in Delhi-NCR in the second quarter of 2026. Anarock data for H1 FY2026 shows luxury and premium homes accounting for close to 42 per cent of new supply across key cities and approximately Rs 2.98 lakh crore of residential sales value, up 7 per cent year on year.

Omara is positioned against that backdrop as a category play rather than a specification upgrade. Conceived around the philosophy of Designed for Life, it is described by Trehan IRIS as India’s first wellbeing luxury residences, with 320 golf-facing residences across three towers overlooking the Aravalli landscape and the golf course.

The scale of shared health infrastructure is unusual relative to the unit count. A 1.25 lakh sq. ft. clubhouse holding more than 110 amenities serves just 320 homes, and contains a 55,000 sq. ft. wellness club that the developer describes as India’s largest residential wellness club. It is anchored by a longevity clinic offering over 180 advanced diagnostic biomarkers, with personalised wellness programmes led by resident doctors, hyperbaric oxygen therapy, red light therapy, advanced physiotherapy suites, an integrative nutrition studio and an on-site wellness pharmacy. Brand partnerships include a spa curated by L’Occitane en Provence and a fitness facility by Knox Studio, while the residences are designed by UHA London with Esteva i Esteva of Spain.

On the product side, the configuration is deliberately low-density: 3.5 and 4.5 BHK homes of approximately 3,250 to 4,150 sq. ft., with one residence to a core and a private lift lobby for every home, a 3.9-metre (13 ft) floor-to-floor height, three-side-open Vastu-compliant layouts, wrap-around decks over nine feet deep with barbeque and bar, and a car-free ground level with a dedicated basement drop-off. Every apartment is delivered as an automated home with its own AQI control. Environmental systems include hospital-grade MERV-14 and VOC-free carbon filtration holding PM2.5 below global safety standards, a thermal concrete skin with sun-control louvres, double-glazed facades and HCFC-free climate systems. The project is WELL v2 and IGBC Platinum certified. Its wellness philosophy is guided by Milind Soman, appointed Wellness Advisor to Trehan IRIS.

Commenting on the investment, Mr. Abhishek Trehan, Executive Director, Trehan IRIS, said: “Luxury housing is undergoing a fundamental transformation. Buyers are no longer paying only for what a home contains; they are paying for what it does for them, and that is measurable in energy, time and health. Wellness real estate is the fastest-growing part of the global wellness economy for exactly that reason, and India has had almost nothing in the category. With Omara, we are not adding wellness to a luxury project. We are building an address where wellbeing is the category itself, and we believe that is where long-term value in this market will sit.”

Speaking about the thinking behind the design, Mr. Aman Trehan, Executive Director, Trehan IRIS, said: “The questions we asked while planning Omara were not the usual ones for our industry. Will this decision help someone sleep better? Will it make movement the easy choice rather than the disciplined one? Those questions shaped the density, the light, the walking distances, the clubhouse and the clinic, and they shaped where the capital went.”

Omara is located in Sector 80, Gurugram, with direct access to NH-48 and the Dwarka Expressway and connectivity to the city’s principal commercial corridors.
