Bengaluru, 7th January 2025 : Magicbricks’ latest insights reveal a sharp rise in residential supply across key localities in East Bengaluru, including Sarjapur, HSR Layout, Whitefield, and Budigere Cross. Residential supply surged 87.4% YoY, fueled by a 33.6% YoY increase in capital appreciation and an 11.4% rise in rents.
Budigere Cross witnessed the most dramatic growth, with a 190% rise in supply and a 48% increase in property values. Whitefield saw a 91.35% growth in supply, closely followed by HSR Layout (83.3%) and Sarjapur (75%).
Infrastructure advancements, including connectivity via Old Madras Road, Outer Ring Road, Budigere Road, and the Namma Metro expansion, are driving this surge. These enhancements are making East Bengaluru a prime destination, combining urban convenience with green spaces.
Demand for premium properties priced around ₹10,000 psf now accounts for 37% of residential demand in these localities, showcasing a strong preference for high-end homes.
